PROJECT OVERVIEW I am seeking an experienced California architect or residential designer to complete architectural construction drawings for a residential development on approximately 2 acres in Antelope Acres, unincorporated Los Angeles County, California. IMPORTANT: This is NOT a project starting from scratch. We already have an existing land survey, preliminary architectural plans, a proposed site layout, and established design requirements. Our objective is to hire a qualified professional who can review, refine, and complete our existing plans into a comprehensive, permit-ready construction drawing package that complies with applicable California Building Codes and Los Angeles County requirements. PROJECT SCOPE The proposed development includes: • A single-story custom ranch-style residence. • A separate casita or accessory dwelling unit, subject to applicable zoning requirements. • Covered porches and associated residential improvements. • A proposed workshop and additional accessory structures. • Driveway access, parking, and site improvements. • On-site septic system coordination. • Utility connections and infrastructure planning. The property layout and preliminary building locations have already been established. We are not seeking a complete redesign unless modifications are necessary for code compliance, constructability, or permit approval. ARCHITECTURAL REQUIREMENTS The selected professional will be responsible for: 1. Reviewing the existing survey, preliminary plans, and site layout. 2. Identifying necessary corrections, missing information, and potential code compliance issues. 3. Refining existing architectural drawings while preserving the owner's intended design. 4. Preparing dimensioned floor plans, exterior elevations, roof plans, building sections, and construction details. 5. Preparing architectural site plans using the existing survey. 6. Verifying applicable zoning, building setbacks, allowable structures, and site development restrictions. 7. Addressing applicable California Building Standards Code requirements, including Title 24 energy compliance. 8. Incorporating applicable wildfire/WUI requirements, fire department access, and other site-specific conditions. 9. Coordinating architectural drawings with structural engineering, mechanical, electrical, plumbing, and septic design professionals as required. 10. Responding to architectural plan-check corrections issued by Los Angeles County. 11. Preparing final architectural drawings suitable for permit submission, including professional signatures or stamps where legally required. LOCAL EXPERIENCE REQUIRED Candidates must demonstrate experience with residential construction projects in California. Preference will be given to professionals who have successfully completed permit drawing packages for projects in: • Los Angeles County • Antelope Valley • Lancaster • Palmdale • Unincorporated Los Angeles County Experience with rural residential properties, accessory dwelling units, septic systems, wildfire requirements, and high-wind conditions is highly desirable. PROJECT DELIVERABLES MILESTONE 1 – EXISTING PLAN REVIEW Review all available documents and identify required corrections, missing information, and applicable permitting requirements. Provide a written assessment and proposed drawing completion schedule. MILESTONE 2 – ARCHITECTURAL DEVELOPMENT Complete and refine the architectural drawing package, including floor plans, elevations, roof plans, building sections, schedules, and necessary architectural details. Submit drawings for owner review and approval. MILESTONE 3 – PERMIT DOCUMENTATION Prepare the architectural permit submission package, incorporating applicable code requirements and coordinating with other design professionals as necessary. MILESTONE 4 – PLAN CHECK REVISIONS Address architectural corrections from Los Angeles County Building & Safety and other reviewing agencies, as applicable. Provide revised drawings until architectural plan-check requirements are satisfied within the agreed scope. FINAL DELIVERABLES • Complete architectural drawing package in PDF format. • Editable native AutoCAD DWG files. • Architectural site plan based on the existing survey. • Floor plans, elevations, sections, and applicable details. • Door and window schedules. • Applicable architectural code notes. • Coordination with structural and MEP drawings. • Final architectural revisions required for permit approval. BUDGET AND PAYMENT TERMS This project will be awarded on a FIXED-PRICE basis with clearly defined milestones. Payments will be released upon satisfactory completion and approval of each agreed milestone. Please provide a detailed proposal identifying: • Your total fixed price. • Estimated completion timeline. • Proposed milestone payment schedule. • Relevant California residential design experience. • Examples of previously approved residential permit drawings. • Your experience working with Los Angeles County agencies. • Your professional license information, if applicable. • Services included and excluded from your proposal. IMPORTANT CONDITIONS We already have a survey and preliminary design documents. We are looking for a reliable professional who can build upon the work already completed, not charge us to recreate everything unnecessarily.
