Architectural Floor Plan Design – Ground Floor Residential Layout (Approx. 190–225 m²) Job Description: We are seeking a creative architect or interior spatial designer to develop a functional and modern ground-floor floor plan for a residential space. Site Dimensions & Constraints: Current Footprint: 13.66 m (Width) × 13.84 m (Length/Depth) — Approximately 189 m² total base area. Extension Allowance: The depth can be extended by up to 2.5 m (reaching a maximum total length of 16.34 m / approx. 223 m² total footprint) if needed to optimize the layout. Fixed Constraint: There is an existing roof staircase located in one corner of the plot measuring 3.69 m (width) × 4.56 m (depth). This structure is fixed and must be integrated into the layout perimeter without disruption. Required Layout Deliverables: 3 Master Bedrooms: Each bedroom must include its own ensuite bathroom and a dedicated walk-in dressing area. Acoustic privacy between suites (using dressing/bathroom layout buffers) is preferred. Living & Dining Area: A spacious living and entertainment area. Open Kitchen Concept: An open kitchen seamlessly connected to the living/dining zone, including a small attached pantry/storage room if possible. Guest/Public Facilities: Powder room/guest bathroom situated in living zone. Circulation & Privacy: Clear zoning separating the private bedroom areas from the public living and guest zones. Scope of Work (Phase 1 Only): Detailed 2D Floor Plan: Fully dimensioned, scaled layout showing furniture placement, wall positions, door swings, and room flow. (Note: 1. Exterior facade, 3D renderings, and structural engineering are out of scope for this initial phase. 2.Smart Zoning: Clear threshold separation between the public entertaining areas (Living/Dining/Kitchen) and the private family quarters (Master Suites). Applicant Requirements: 1. Proven track record in residential architectural layout design and space planning (please share portfolio/samples of previous floor plans). 2. High proficiency in AutoCAD, Revit, or equivalent architectural drafting software. 3. Strong understanding of spatial flow, privacy zoning, and modern architectural proportions.
