BUILDING DESIGN REQUIREMENT Site Dimensions * North–South: 60 ft * East–West: 40 ft * Total site area: 2,400 sq.ft * East: 20 ft road * North: 30 ft road * North-East corner site AS PER VASTU Ground Floor * 1 commercial shop * Watchman room * Provision for lift + staircase * Entrance/access planned considering both roads * Parking/service area as feasible OPTION 1 – 6 × 1BHK per Floor Design each residential floor with: * 6 independent 1BHK units * Each 1BHK to have: * Living room * Kitchen * 1 Bedroom * 1 Bathroom * Balcony * Common lift + staircase * Proper ventilation and natural light * Separate/common access to all units * Efficient plumbing and electrical shaft planning OPTION 2 – 5 × 1BHK per Floor Prepare a second layout with: * 5 independent 1BHK units * Slightly larger/more comfortable units compared with Option 1 * Living room * Kitchen * 1 Bedroom * 1 Bathroom * Balcony for each unit * Common lift + staircase * Proper ventilation and natural lighting Design Requirements Please consider: 1. Maximum practical utilisation of the 2,400 sq.ft site. 2. Building setbacks - north and east 6 inches , south and west 2 feet 3. Parking and circulation requirements. 4. Lift size and staircase as per regulations. 5. Separate electrical/plumbing shafts. 6. Good natural ventilation and daylight. 7. Balconies preferably oriented towards the road/open sides wherever possible. 8. Keep the structure economical and suitable for multiple rental 1BHK units. 9. Prepare both options for comparison, showing carpet area, built-up area and common area for each 1BHK. 10. Provide a preliminary floor plan with dimensions for both options. Please first prepare Option 1 and Option 2 floor plans and let me compare the number of units, unit sizes, circulation, parking and overall efficiency before proceeding to detailed drawings.
