Residential Building Designer for Custom Home

Project Title: Complete House Plan, 3D Elevation, Structural Drawings & MEP Design – Experienced Professionals Required Project Overview I am looking for an experienced and professional architect/civil draftsman or engineering team to prepare a complete set of residential house drawings, including architectural plans, 3D elevation designs, structural drawings, and MEP (Mechanical, Electrical, and Plumbing) drawings. The drawings must be accurate, detailed, construction-ready, and coordinated across all disciplines. Professionals with prior experience in independent residential house projects in Karnataka/India are preferred. Scope of Work 1. Architectural Drawings - Detailed 2D ground-floor floor plan with basic furniture placement. - Space planning and room dimensions. - Doors, windows, ventilation, and circulation details. - Terrace plan featuring one single room with an attached bathroom. - Staircase and terrace access details. - Dimensioned plans suitable for execution at the construction site. 2. 3D Elevation Designs - Provide 2–3 different front elevation design options. - Modern and aesthetically appealing architectural designs. - 3D exterior views with suitable colours, textures, and material suggestions. - Designs should be practical, cost-effective, and suitable for Indian residential construction. 3. Structural Drawings The structural drawings must be prepared and verified by a qualified structural engineer, with complete professional responsibility for the structural design. - Structural layout and column marking. - Column layout and reinforcement details. - Beam layout and beam reinforcement details. - Roof slab layout and reinforcement drawings. - Footing layout and detailed footing drawings. - Foundation and footing reinforcement details. - Structural sections and construction details. - Structural design calculations and specifications, as applicable. Important: Structural and column drawings must be developed by the appointed professional, not simply copied from the architectural plan. Structural members and foundations must be designed based on appropriate loading, soil conditions, and applicable codes. 4. Lining Drawings - Detailed lining/setting-out drawings for site execution. - Wall positioning and dimensions. - Grid lines, offsets, and reference dimensions. - Clear measurements to help the site team accurately mark the layout. 5. Beam and Roof Drawings - Detailed beam layout and reinforcement. - Roof slab layout and reinforcement details. - Slab thickness, levels, and relevant sections. - Staircase and terrace slab details, wherever applicable. 6. MEP Drawings Electrical - Electrical point layout for lights, fans, switches, and sockets. - Switchboard and distribution board locations. - Wiring routes and circuit details. - AC, geyser, refrigerator, washing machine, and other appliance points. - Earthing and electrical load planning. Plumbing and Sanitary - Water supply pipeline layout. - Hot and cold water supply, wherever required. - Soil, waste, and drainage pipeline layouts. - Bathroom, kitchen, and terrace-room plumbing details. - Overhead tank, sump, and pump connections. - Plumbing fixture locations and pipe specifications. Mechanical / Ventilation - AC provisions and outdoor-unit locations. - Exhaust fan and ventilation provisions. - Coordination of service routes with architectural and structural drawings. 7. Deliverables The selected professional must provide: - Complete drawings in PDF format. - Editable source files in AutoCAD (DWG) or equivalent agreed format. - 3D elevation renders in high-resolution image format. - Dimensions, material specifications, and construction details. - Coordinated architectural, structural, electrical, and plumbing drawings. - Revisions based on mutually agreed requirements. - Final drawings suitable for site execution, subject to applicable approvals and professional verification. Required Qualifications - Proven experience in residential house planning and construction drawings. - Strong knowledge of architectural drafting and structural detailing. - Experience with AutoCAD and relevant 3D design software. - Ability to coordinate architectural, structural, electrical, and plumbing drawings. - Preference for qualified structural engineers for structural design and calculations. - Experience with residential projects in Karnataka and familiarity with applicable Indian building standards.
