Duplex Architectural Design & Plans

I’m converting a 2,100 sq ft structure into two equal apartments, each laid out for 3 bedrooms and 2 full baths. I need a complete architectural package—from space planning to final colored exterior elevations—so that I can move straight into permitting and construction. Program & layout • Each unit must revolve around an open-concept kitchen / living area. • I want built-in appliances specified in both kitchens and room for a stacked washer-dryer closet in each unit. • Tile flooring will run continuously throughout every space. • Roof line over the main volume stays exactly as it is; a secondary roof section will be removed. • The main entry remains front-facing, while each kitchen gets its own side door for quick outdoor access. • All existing brick is to be retained and shown in the exterior renderings. What I expect from you 1. Scaled floor plans for both apartments, clearly dimensioned. 2. Reflected ceiling plans and door/window schedules. 3. Structural, framing and MEP coordination drawings sufficient for permit submission. 4. Color exterior elevations and at least two 3-D perspectives that illustrate the retained brick and your proposed finishes. 5. A material legend noting tile selections and appliance specs. 6. A single, compiled PDF set plus native CAD/Revit files. Please factor local U.S. residential codes into your work; tell me which jurisdiction you typically design for and how you’ll adapt if needed. I’m ready to start as soon as we agree on milestones and delivery dates.
