Modern Private Villa — Complete Architectural Design, Interiors & Construction Drawings We are seeking an experienced architect or multidisciplinary architectural studio to design a modern private home with approximately 250 m² of built area, a large garden, and a swimming pool. Our goal is to create a beautiful, functional home tailored to our lifestyle, requirements, and dreams. We value thoughtful architecture, attention to detail, and a seamless connection between indoor and outdoor living. Scope of Work The project must cover the complete design process, from the initial architectural brief and concept development through documentation for local authority submission and detailed construction drawings for the contractor. Required services and deliverables include: • Architectural planning: space planning, floor plans, roof plans, elevations, sections, and construction details. • Drawings and documentation for local authority submission, coordinated with the locally licensed professionals responsible for submission and approval. • A complete, coordinated set of construction drawings suitable for contractor pricing and execution. • Electrical plans, including lighting, sockets, switches, and relevant schedules. • Plumbing and drainage plans. • HVAC design, including equipment locations, distribution routes, and coordination with ceilings and interiors. • Detailed kitchen design, including cabinetry, layouts, finishes, and service connections. • Detailed bathroom design, including fixtures, tiling layouts, waterproofing details, and finishes. • Full interior design throughout the house, including materials, flooring, ceilings, lighting, furniture layouts, and custom joinery. • Exterior and landscape design, including the garden, swimming pool, terraces, pathways, outdoor lighting, and irrigation layout. • Swimming pool design and coordination of its structure, equipment, and technical systems. • Comprehensive 3D visualizations of the house, covering the interiors, exterior façades, garden, and swimming pool. • A detailed, itemized Bill of Quantities (BOQ) and material specifications suitable for obtaining comparable contractor quotations. • Coordination with structural and other specialist engineers to ensure consistency across all drawings. Working Approach and Timeline We are looking for a creative professional who listens carefully, communicates clearly, and works closely with us throughout the project. The design must reflect our preferences and vision, with collaborative reviews and revisions at agreed milestones. A fast turnaround is a key requirement. Final Deliverables Please include PDF drawing sets, editable source files in the agreed software format, high-resolution renderings, and the BOQ in editable Excel format. All drawings must use metric units.
