JADU Legalization Plan Set Preparation

I am seeking an experienced residential designer or drafting professional to prepare a complete plan set for legalizing an existing interior Junior ADU (JADU) under AB 2533 in the City of Brentwood, California. The unit was originally part of the main dwelling (ensuite bedroom + study) and was converted prior to 2020. It currently includes a kitchenette, bathroom, bedroom, living area, and an exterior porch entrance. All systems (HVAC, electrical, plumbing) are shared with the main house. I already have an as‑built floor plan. To qualify as a JADU, the City requires restoration of an interior doorway. This doorway will be placed through the closet connecting the JADU back to the main dwelling. This work will be completed later — for now, it only needs to be shown on the plans. Scope of Work: You will prepare a full plan set suitable for electronic submittal through Brentwood’s eTRAKiT portal, including: 1. Cover Sheet a) Property address, APN, scope of work b) JADU designation (<500 sq ft) c) Applicable codes d) AB 2533 notes e) CALGreen/Title 24 deferral note 2. Site Plan a) Property lines, setbacks b) Location of JADU within the home c) Utility connections (shared systems) 3. Floor Plans a) As‑built b) Proposed plan showing new interior doorway through closet c) Room labels, dimensions d) Doors/windows with sizes e) Kitchenette appliances f) Plumbing fixtures (if applicable) g) Mechanical equipment (if applicable) 4. EMP Notes (Electrical, Mechanical, Plumbing) a) Shared systems b) Minor corrections only (if applicable) 5. Exterior Elevation a) Porch door only (simple elevation) 6. Smoke/CO Detector Locations 7. General Notes a) AB 2533 compliance b) Health & Safety Code 17920.3 c) No new construction except interior doorway 8.
