Architect for School Building Plan & Construction Drawings

Freelance Architect Required – G+2 Building Design & Construction Drawings I am looking for an experienced freelance architect to develop architectural plans and construction drawings for Mother Teresa Academy, a G+2 building with a roof level in Baraut, Baghpat, Uttar Pradesh, India. Current Project Status * I currently have a dimensional map of the plot. * The plot has an actual frontage of approximately 16 ft 11 in and an irregular boundary. * Footings have been cast, and foundation wall/plinth work is underway. * I need an architect to review the available dimensional information and develop coordinated drawings for the remaining construction. This project is for remote design and drawing work. Site visits are not required or included in the scope. Scope of Work 1. Dimensional Map Review * Review my existing dimensional map and identify missing measurements or information needed before preparing the plans. * Develop an accurate architectural base plan using the supplied dimensions. * Clearly identify any assumptions or measurements that need confirmation. 2. Architectural Planning * Prepare practical floor plans for the G+2 building and roof level. * Optimise space utilisation, circulation, staircase planning, ventilation and natural lighting. * Coordinate entrance, parking and access arrangements with the narrow frontage and irregular plot. * Avoid inventing dimensions where the supplied information is insufficient. 3. Facade and Elevation * Preserve my approved architectural concept, including the curved RCC facade and rounded corner feature. * Maintain the natural cream/ivory exterior finish without exterior paint. * Coordinate the balconies, metal railings, signage, gate and lighting. * Do not redesign the approved facade without my written approval. 4. Future Internal Lift Provision * Reserve space for a future internal lift. * Coordinate the required shaft, pit, overhead clearance, landings and structural provisions with the relevant specialists. * Do not assume lift dimensions without proper technical coordination. 5. Construction Drawing Package Please specify which of the following you can provide: * Dimensioned floor plans. * Front and side elevations. * Building sections. * Staircase and entrance details. * Curved facade setting-out and architectural details. * Door and window schedules. * Plumbing and electrical coordination layouts, if included. * Editable CAD files and final PDFs. * A list of missing information and decisions required before construction can proceed. Structural drawings and calculations must be prepared or verified by a qualified structural engineer. Architectural drawings alone will not be treated as structural approval for the existing footings or remaining RCC work. Please provide a fixed-fee quotation with: * Exact list of drawings and deliverables. * Number of revisions included. * Delivery timeline. * Editable file formats supplied. * Any additional charges or excluded services. Ideal Freelancer * Experienced in narrow-frontage and irregular-plot buildings. * Experienced in G+2 architectural planning and construction documentation. * Able to work accurately from dimensional maps and reference images. * Comfortable coordinating with a structural engineer. * Willing to preserve an already approved facade concept.
