Architectural Designer Required – Modern Two-Storey Residence with Basement (Sydney, Australia) I am looking for an experienced architectural designer or CAD drafter to prepare professional, accurately dimensioned concept architectural drawings for a residential development in Sydney, Australia. I already have a survey plan showing the property's boundaries, dimensions and existing structures. I will also provide an example architectural drawing package demonstrating the level of detail, layout and presentation style I expect. The purpose of this project is to develop a realistic architectural concept that can be used for preliminary building-cost estimates and an indicative bank valuation. I do not currently require a complete Development Application (DA) or construction-ready documentation package. 1. Property Information - Location: Villawood, Sydney, NSW, Australia - Land area: Approximately 490.5m² - Land dimensions: Approximately 12.19m wide × 40.23m deep - Existing structures: A granny flat and studio at the rear of the property, both of which must remain. - Proposed development: Demolition of the existing front house and construction of a new modern two-storey residence with a basement. The proposed design must be based on the actual survey, taking into consideration the retained rear structures, property boundaries, access requirements and available building area. 2. Proposed Building Layout Basement Level A substantial basement incorporating: - Vehicle parking and driveway/ramp access from the front. - Storage and utility areas. - Space for potential recreational or multipurpose use, subject to relevant requirements. - Internal staircase connecting the basement, ground floor and first floor. Ground Floor - Three bedrooms, including a master bedroom with ensuite and walk-in wardrobe. - Main kitchen and separate butler's kitchen. - Open-plan living and dining areas towards the rear. - Bathrooms and laundry facilities. - Access to an outdoor living area. - Side entrance and internal staircase. First Floor - Three bedrooms, including a master bedroom with ensuite and walk-in wardrobe. - Main kitchen and separate butler's kitchen. - Open-plan living and dining areas towards the rear. - Bathrooms and laundry facilities. - Large rear balcony. - Internal staircase aligned with the ground floor and basement. The two above-ground floors should each have practical family living facilities while remaining part of the proposed overall residence. The design should maximise usable space without sacrificing natural lighting, circulation or functionality. 3. Architectural Style I am seeking a modern, premium residential design featuring: - Contemporary architectural styling and clean lines. - An attractive, well-proportioned front façade. - Generous windows and natural lighting. - Practical, efficient use of the available land. - Comfortable room sizes and functional furniture arrangements. - Well-designed kitchens, bathrooms and living areas. - A consistent staircase and service layout across all three levels. 4. Required Deliverables I require the following: 1. Proposed site plan showing boundaries, setbacks, existing retained buildings, proposed house footprint and driveway. 2. Basement floor plan, including parking, ramp, staircase and room dimensions. 3. Ground-floor architectural plan with dimensions, room names, doors, windows and furniture. 4. First-floor architectural plan with dimensions, room names, doors, windows and furniture. 5. Front, rear and side elevations. 6. At least one building section showing floor levels, staircase and basement relationship. 7. Floor-area calculations and schedule, distinguishing existing retained areas from proposed construction. 8. 3D exterior visualisations showing the proposed architectural design. All drawings must be accurately scaled, dimensioned, internally consistent and based on the supplied survey. The drawings should follow the professional presentation style of the architectural example I provide, including clear annotations, dimensions, room labels and drawing title blocks. Final files must be supplied in PDF and editable DWG format. An editable 3D model is also desirable if available. 5. Important Requirements - The existing rear granny flat and studio must remain untouched. - The design must account for the narrow property frontage and required side access. - The basement, ground-floor and first-floor staircases must align. - Kitchens and wet areas should be positioned efficiently for plumbing and construction. - The design should respect the nominated floor-area allowance and relevant planning constraints, which will be supplied for reference and require professional verification. - Dimensions and calculations must be realistic rather than AI-generated approximations. - Drawings must be suitable for review by an Australian architect, building designer, builder or property valuer. This is a concept-design project, not a request for Australian council certification or construction approval. 6. What to Include in Your Proposal Please provide: - Examples of similar residential architectural drawings you have completed, preferably including basements and multi-storey homes. - The software you use (AutoCAD, Revit, Archicad or equivalent). - Your fixed price for the complete concept package. - Estimated completion time. - Number of revisions included. - Confirmation that you can provide dimensioned PDF and editable DWG files. - Whether 3D exterior renders are included in your quotation. I am looking for someone who can produce professional, technically credible architectural concepts rather than simple sketches or decorative floor plans.
