Condo Interior Design & 3D Photorealistic Modeling

I need an interior designer to design and furnish the living + dining area of my condo in Montreal, and produce photorealistic 3D renders. I’m keeping a few pieces I already own. Everything new must be a real product from the Canadian stores listed below, so I can buy exactly what I see in the renders. The space (floor plan attached): • Open area 10'2" × 21'4" (3.10 × 6.50 m) + living 12'0" × 20'6" (3.66 × 6.25 m). Together they form one open space about 22' (6.76 m) wide. • The existing wall color and wood parquet floor stay as they are. Renders must match both accurately (photos will be shared with the selected freelancer), and new furniture, rugs and curtains should suit them. • Wall paint: SW 9166 Drift of Mist: https://www.sherwin-williams.com/en-us/color/color-family/neutral-paint-colors/sw9166-drift-of-mist • Must stay clear: the path from the front door to the bedroom hallway, and access to the balcony door, the kitchen and the HVAC closet. • Style: minimalistic or contemporary modern. I want one concept in each direction. Existing pieces I’m keeping (photos will be shared; model them accurately) • L-shaped sofa bed: Structube Odette sectional sofa-bed with storage, grey. For example: another sofa (open to leather), TV unit or wall mount, coffee table, side tables, shelving or storage, rugs, lighting (ceiling, floor and table lamps), curtains, wall art, mirrors, plants and decor. Deliverables 1. Two layout concepts as 2D furnished plans, with dimensions and walking clearances: one contemporary modern and one minimalistic. 2. Photorealistic renders of the chosen concept: at least 4 views in 4K (3840×2160) covering the whole space in daylight, plus 1 evening view. 3. A product sheet (Excel or Google Sheets) covering every new item, one row per item, with these columns: o zone, item and store o product name, SKU / item number and product link o colour/finish name, exactly as the store lists it o dimensions W × D × H, in inches and cm o price in CAD o availability: in stock online, in stock at a Montreal-area store, or special order with lead time o date the availability was checked 4. One backup option for each main new piece (dining table, chairs, china cabinet, bar/coffee cabinet, TV unit, coffee table, main rug) in case it sells out. 5. Source files at the end (SketchUp, 3ds Max or Blender). 6. Unlimited revisions, with no cap on the number of rounds, on layouts, renders and product choices until I approve the final design. In your proposal, please include: • 2–3 interior renders you made yourself (not stock images) • The software you use • Your timeline to deliver the first concepts Start your proposal with the words “Saint Laurent”. Proposals that don’t start with these words will be treated as automated and won’t be considered.
