Facility Maintenance & Repair Oversight -- 2

You will run the day-to-day maintenance of our small industrial site, keeping everything safe, operational, and well-documented. Routine walk-through inspections of the building, key machines, and the electrical and plumbing runs are part of the rhythm, with special attention to plumbing: I already know a few pipes need fixing and I want that work completed first. Once those repairs are closed out, continue with preventive tasks—swapping filters, greasing moving parts, testing alarms, and anything else you spot that would head off downtime. Every action you take must be logged in our cloud-based CMMS so I can trace work orders, parts used, and upcoming service intervals at a glance. Deliverables I will use for sign-off: • Written inspection report (PDF) highlighting findings and urgency levels • Repaired and pressure-tested plumbing sections, with “before / after” photos • Updated CMMS entries for each job, including part numbers and hours spent Work is on-site, Monday-to-Friday scheduling is flexible, but rapid response is appreciated whenever a pipe bursts or a leak appears. If your skills extend to electrical or structural work, note that in your bid—I may expand the scope after the initial plumbing fixes are proven.
