I’m looking for an experienced residential designer or architectural draftsperson to develop a rough sketch into complete permit drawings and 3D renderings for a house plan. The design must meet applicable Canadian standards and building code. Required deliverables Site plan showing property lines, setbacks, and house location. Dimensioned floor plans for all levels, including the basement. Exterior elevations showing heights, materials, and finishes. Foundation plan with required engineering. Building cross-sections, wall sections, framing information, and construction details. Applicable energy-efficiency and ventilation documentation. 3D exterior and selected interior renderings matching the final design. Final PDF drawings, editable CAD files, and high-resolution rendering images. Please include relevant portfolio examples, preliminary pricing, estimated timeline, and included revisions. Specify whether engineering, professional seals, lot grading, site servicing plans, and revisions responding to City comments are included or quoted separately. A rough sketch will be provided, along with additional project details, including lot information, house size, room requirements, and design preferences. Final pricing and scope can be confirmed after reviewing these materials
