The ground floor is reserved for heavy-load storage, while the entire upper floor will operate as a green studio supporting movie filming and recording, live streaming and broadcast, video editing and post-production, plus music production. Because of this mixed use, the design must address high electrical demand, clean power for A/V gear, quiet yet efficient HVAC with robust filtration, adequate plumbing for both floors, and an NFPA-compliant sprinkler system.
