Residential Construction Plans for Hybrid Home

We are looking for an experienced residential architect or building designer to develop a complete, coordinated set of construction drawings for a new home near Hays, Kansas. The building will be a 40′ × 62′ HME Ag-Line hybrid steel/wood shell, with 12′6″ sidewalls and a 4/12 roof pitch. All 2,480 square feet will be living space. This is a new residential build using an agricultural-style building system. We have a preliminary floor plan and building information available. My son is a foreman for HME and will erect the shell and handle much of the construction himself. Our priority is accurate, detailed plans that are easy for him and our contractors to follow. We need: • Floor plan development, including revisions to our preliminary layout. • Fully dimensioned wall locations, room sizes, door/window schedules, and ceiling heights. • Interior framing plans, building sections, and construction details. • Foundation/slab drawings coordinated with the building supplier’s structural requirements. • Dimensioned plumbing fixture and under-slab rough-in locations. • Electrical outlet, switch, lighting, and panel locations, including provisions needed before the slab is poured. • A mechanical room for hydronic radiant heating equipment and a well pressure tank. Radiant system design will be handled separately; a full HVAC design is not part of this request. • A combined pantry/tornado safe room, with appropriate engineering, foundation anchorage, and rated door requirements. • An interior material takeoff, if available. Please explain which services you provide directly, which require separate professionals, and whether you can coordinate engineering by professionals licensed in Kansas where needed. Please include your price, turnaround time, number of included revisions, final file formats, and availability to answer construction questions. We would also like to see a sample construction drawing set for a comparable U.S. residential project.
