عن الوظيفة

Dear Team, I am reaching out on behalf of a client of mine, to request a formal review of a high-value property professional negligence claim. Given the strength of the evidence and existing legal precedents, we are seeking to instruct a law firm on a strict No-Win, No-Fee (CFA) basis . To match our risk-sharing framework, we require that any success fee/costs recovery is subject to a strict 20% fees cap on the total damages recovered in the event of a win. My client is an overseas investor who has suffered a total, quantifiable financial loss of £424,000.00 resulting from the systematic negligence of his appointed UK conveyancing firm, MFT Solicitors (SRA ID 647493, Principal: Ming Fai Tam). Case Summary: • The Development: Ground floor commercial retail space at DJ Suites Hull, 65 Paragon Street, Hull (HU1 3JP) – a fractional project operated by the Daniel Johns Group. • The Asset / Title: Commercial Leasehold, Title Number HS397400. • The Transaction: My client purchased this leasehold title for £424,000.00, with the contract completing on 02 October 2020. MFT Solicitors acted as the buyer's sole legal representative. • The Total Loss: On 16 February 2026, the Land Registry officially updated the register to state "LEASE DETERMINED - REGISTER CLOSED". The title has been permanently extinguished, wiping out my client's full investment. Established Legal Precedents & Misconduct: We note that the blueprint for liability in this matter is already firmly established in the High Court and via regulatory enforcement. We specifically highlight the following references as the basis for our claim: 1. High Court Group Litigation (Chan and Others v. Ming Fai Tam): We highlight the successful group litigation brought by international fractional property investors under Chan and others v. Ming Fai Tam (t/a Batchford Solicitors and latterly MFT Solicitors). This established action directly targeted the firm's systemic failures regarding the Daniel Johns Group, proving that the run-off professional indemnity insurance policy is active, exposed, and capable of funding multi-million-pound recoveries. 2. SRA Regulatory Settlement Order: The Solicitors Regulation Authority (SRA) has already forensically investigated Ming Fai Tam across 10 separate buyer schemes (comprising 312 properties). The principal executed a formal Regulatory Settlement Agreement admitting to a total failure to advise buyers on the structural risks of losing their capital deposits, establishing a clear breach of fiduciary duty. Limitation & Section 14A Status: As the contract completed in October 2020, the primary 6-year limitation period has recently passed. However, we are relying on Section 14A of the Limitation Act 1980 (the 3-year extension from the Date of Knowledge). My client had no knowledge that his asset was destroyed until the Land Registry officially executed the lease determination on 16 February 2026. Immediate action is required to issue protective proceedings against the firm’s run-off professional indemnity insurance policy. I hold the complete digital evidence pack on my client's behalf, including the Land Registry closed title register, the 2020 Contract, & the TR1 transfer deed. Please let me know if you are able to take on the case under these terms, your confirmation of the 20% success cap, your documentation requirements, and the expected timetable to issue protective proceedings.
