monday.com Expert Required — Build Property Development Operations System We are an Australian residential property development advisory business looking for an expert monday.com specialist to build our complete internal operations and development management system. This is not a basic monday.com setup. We have already prepared a comprehensive 45-page Technical Build Specification covering the required architecture, boards, workflows, templates, dashboards, automations, registers, integrations, permissions, UAT and acceptance criteria. We need an experienced specialist to take this specification and build the system properly. OUR BUSINESS The Residential Developer (TRD) operates across three services: 1. Development Diagnostic Property development strategy, financial framework, risk profile and Development Investment Blueprint. 2. Development Acquisition Property opportunity screening, feasibility, due diligence and acquisition recommendations. 3. Development Advisory Ongoing client-side development advisory from project establishment through design, approvals, finance, tendering, construction, completion and exit. We are initially a two-person consultancy, so the system must provide sophisticated project control while remaining extremely simple and fast to use every day. When we open monday.com we need to immediately know: What is overdue? What needs action today? What is blocked? What are we waiting on? What client decisions are required? Which consultants are late? Which approvals/RFIs need action? Which milestones are at risk? What commercial issues need attention? Which client updates are due? If a project is progressing normally, we should not need to open it. TECHNOLOGY STACK Pipedrive — CRM and sales monday.com — operations and project/development management Popurise — development feasibility Google Drive — master project documents Google Sheets — development cost reporting where required Client Portal — curated client-facing information Xero — accounting We do not want monday.com turned into a second CRM, feasibility model, accounting system or document repository. USER EXPERIENCE The system is for two internal users. Development Director: strategy, acquisitions, feasibility/commercial judgement, major decisions, risks, consultant/builder selection and client leadership. Operations / Client Experience: onboarding, information collection, consultant follow-up, deadlines, meetings, reporting, portal updates and system administration. The finished system must route work accordingly. We want world-class project controls without creating an enterprise PMO that requires constant administration. REQUIRED EXPERIENCE You should have advanced experience with: * monday.com Pro * Board/system architecture * Connect Boards and Mirror Columns * Dashboards * Gantt and dependencies * Automations and forms * Cross-project reporting * Permissions and templates * Pipedrive / Google Drive integrations * Make.com / Zapier where justified * Testing, documentation and training Property development, construction, project management or professional-services experience is highly regarded. We are not looking for someone who simply knows how to create monday.com boards. We want someone capable of building a professional operating system while keeping the user experience simple. WHAT WE PROVIDE The successful freelancer receives our complete TRD monday.com Operations System — Final Freelancer Build Specification. It contains the architecture, data model, lifecycle, workflows, templates, registers, dashboards, automations, integrations, stage gates, Google Drive structure, governance, UAT and Definition of Done. You are implementing a defined system rather than designing our business from scratch. PROJECT & PAYMENT We prefer a fixed-price project with milestone payments: 10% — Architecture & prototype 20% — Core system build 15% — Registers & controls 20% — Dashboards & automations 15% — Integrations & final templates 15% — UAT, documentation & training 5% — Post-launch acceptance The system will be tested using a realistic residential development before final acceptance. Required handover includes system documentation, automation/integration register, admin instructions and recorded training.
