AI Automation Expert – Property Management Systems & Processes

We are an Atlanta-based property management company managing a growing portfolio of traditional rentals, short-term rentals, and PadSplit/co-living properties. We are looking for an experienced AI Automation Expert to review our current systems and business processes, identify opportunities for automation, and help us implement them. Our primary systems include: AppFolio PadSplit WhatsApp Gmail / Google Workspace Other property management and operational tools Our business involves a high volume of maintenance work orders, resident communication, leasing, vendor coordination, accounting, property inspections, and internal team follow-up. As we continue to grow, we want to use AI and automation to reduce repetitive administrative work, improve accountability, speed up response times, and allow our team to manage a larger portfolio efficiently. We are looking for someone who can first study our existing processes, identify where automation would have the greatest impact, and then help build and implement those solutions. Potential areas include maintenance/work-order workflows, automated follow-ups, email and WhatsApp processing, task creation, PadSplit workflows, leasing, reporting, accounting processes, vendor coordination, and management alerts. Experience with AI agents, APIs, n8n, Make, Zapier, OpenAI/LLMs, WhatsApp integrations, and custom system integrations is preferred. AppFolio or PadSplit experience is a major plus.
