PROJECT: INTERIOR & EXTERIOR ALTERATIONS – RESTAURANT Construction Estimating / Quantity Takeoff Services – Cleveland, Ohio I am seeking an experienced construction estimator to prepare a detailed construction cost estimate and quantity takeoff for a commercial restaurant renovation project located in Cleveland, Ohio. Complete project plans will be provided. Scope of Services The estimator will review the construction documents and prepare a base construction takeoff and cost breakdown using pricing appropriate for the Cleveland, Ohio market. The estimate should include, as applicable: Demolition and removal Site/exterior work Concrete and masonry Structural/framing work Exterior walls and finishes Doors, frames, windows, and hardware Interior partitions and drywall Ceilings Flooring and wall finishes Painting Millwork and miscellaneous carpentry Restroom construction and accessories Plumbing HVAC Electrical and lighting Fire protection, where shown Restaurant/kitchen-related construction items shown on the plans Exterior façade alterations General conditions and miscellaneous construction Labor and material costs Required Deliverable I need a professional itemized cost breakdown, preferably in Excel, showing: CSI Division / Trade | Description | Quantity | Unit | Material Cost | Labor Cost | Unit Cost | Total Cost The estimate should clearly identify major assumptions, exclusions, allowances, and items requiring subcontractor/vendor pricing. This project will serve as the base takeoff for my construction work, so accuracy, organization, and the ability to work from architectural/construction plans are important. Preferred Freelancer Experience with commercial renovation, restaurant construction, and U.S. construction estimating is strongly preferred. Familiarity with Cleveland/Northeast Ohio construction costs is a major advantage. Please provide examples of previous commercial construction estimates or takeoffs and identify the estimating software you use (Bluebeam, PlanSwift, On-Screen Takeoff, Excel, RSMeans, or similar).
