Tenant Improvement Permit Set Corrections

Project Overview I have an existing tenant improvement project for a restaurant/bar/nightclub at 133 N. Main Street, Lake Elsinore, CA (Riverside County). Plans were submitted to the City of Lake Elsinore (Permit BLDG 2026-01924) and I received correction comments from the Fire Department. My current set is incomplete — it's mostly structural — and I need a qualified designer/engineer to respond to the corrections and complete a full, permit-ready set under the 2025 California codes. Scope of Work Prepare a proper cover/title sheet (scope of work, applicable 2025 California codes, project data, deferred submittals, contractor info, designer/engineer block + stamp) Code analysis: occupancy classification (Group A-2), occupant-load calculations (~150–190), and life-safety/egress plan (exits, panic hardware, exit signage) Architectural: dimensioned floor plan, reflected ceiling plan (with seismic bracing for suspended ceiling), wall types/partitions Accessibility (CBC 11B): enlarged, dimensioned restroom plans (3 restrooms) and full ADA details; verify fixture clearances and path of travel Restroom fixture-count analysis per CPC (restaurant vs. nightclub classification) Deliverables Complete, permit-ready plan set (PDF + CAD/AutoCAD source files) Signed and stamped drawings by a California-licensed engineer/architect (required) Required Qualifications Experience with California commercial tenant improvements, ideally restaurant/bar/assembly (A-2) occupancies Familiarity with 2025 California codes (CBC, CPC, CMC, CEC, CALGreen, Title 24) and Riverside County / Lake Elsinore plan check Must be able to provide a California-licensed engineer's or architect's stamp (or partner with one) Portfolio of similar approved California projects What I'll Provide Current plan set and the Fire Department correction letter Prior City-approved plans for the same building (reference) Approved plumbing plans and equipment layout Budget & Timeline Budget: Timeline: To Bid: Please share relevant California TI/restaurant projects you've completed and confirm you can provide a licensed stamp.
